What this Urban Oasis review is, and what it is not
There are no residents at Urban Oasis. There are no handed-over villas, no maintenance committee, no first monsoon to learn from, and therefore no one whose experience of living here could honestly be reported. Anything presented to you as a resident review, a star rating out of five, or a testimonial from a buyer at this project is either about a different scheme or has been made up. What we can do is read the documents. Urban Oasis has left a real paper trail — an environmental application lodged with the state, a developer's own project listing, a promoter firm named on a statutory undertaking — and that trail supports a genuine assessment. This page is that assessment: what the evidence actually shows, what is strong, what is weak, what is simply unknown at this stage, and what a buyer takes on by committing money to a scheme at this point in its life.
We have separated everything below into three registers. Verified means a primary document says it — a government portal record or the developer's own website. Unconfirmed means it comes from marketing material and we attribute it rather than assert it. Inferred means it is our own arithmetic, and we show the working so you can check it.

Two things in that table do the heavy lifting for the rest of this review. The application is under examination — not granted. And there is no RERA registration at all.
What is genuinely strong about Urban Oasis
The school cluster is the single best thing about this address, and it is measurable. For a household buying a four or five bedroom villa, school runs are the commute that actually shapes the week. Six established schools sit inside 4.3 km of the site by road.

Just past that band sit United World Academy at 4.34 km by road and Inventure Academy at 4.77 km by road. The International School of Management Excellence is 3.85 km by road. This is not a location where you are hoping schools will arrive; they are already there and they are already full of children whose parents drive these same roads.
The land is assembled and converted, and the filing says so. The environmental application records the land status as acquired, put together through sale deeds, a joint development agreement with land owners, and exchange deeds, with conversions obtained. On a 36.08-acre parcel spanning 25 survey numbers across two revenue villages, that is not a small piece of work, and it removes one of the more common ways a pre-launch villa scheme quietly dies. It is not the same as saying every title is clean — that is a job for your own advocate — but the aggregation risk that kills many large land parcels appears to be behind this one.
The developer is building in its own back yard. Modern Spaaces' registered office is at No. 73/2, Chambenahalli Village, Dommasandra Post, Sarjapura Main Road. That is the same post office as this project's own address. A developer working within a few minutes of its own office is a checkable credibility point, not a marketing line: local land knowledge, local labour, local contractors, and a reputation that is difficult to walk away from because the people affected are neighbours.
The name and the attribution both survive checking. Unusually for a pre-launch scheme, “Urban Oasis” is not an invented working title. The promoter firm on the environmental filing is literally named M/s Urban Oasis, and Modern Spaaces publishes Urban Oasis on its own website as an upcoming villas project off Sarjapur Road. The two sources agree on name, typology and corridor. Our reading is that the developer's project card and the environmental filing describe the same scheme — we say our reading because the developer's card carries no acreage, survey number or village, so it does not by itself prove the identification. The name registered with K-RERA, when and if that happens, could still differ.
The format is low-rise and the height cap is real. Ground floor plus two upper floors, maximum 11.0 m. That is stated in the filing, not in a brochure. It sets a ceiling on how dense the built form can get, and it is the sort of parameter that becomes binding once conditions are attached.
The scale is large enough to fund its own infrastructure. 477 villas on 36.08 acres with a declared cost of Rs 426.94 crore is a scheme of a size that can carry a club house, an STP, internal roads and landscaping without depending on a neighbouring project. The filing records a club house within the built-up area.
Modern Spaaces' track record, read without flattery
Modern Spaaces has been registering projects with the Karnataka Real Estate Regulatory Authority since 2019 to 2020, and carries fourteen registrations across both spellings of its name. All fourteen are project-class registrations rather than agent registrations, which means the group has repeatedly been the promoter of record and not merely a marketer of someone else's stock. The company's own About page names Shravanth Reddy and Novin Reddy as partners. Shravanth P signs the statutory undertaking on this project's environmental filing as Partner, M/s Urban Oasis, and the same named person in the same role signs Modern Spaaces' other filings, including SIA/KA/INFRA2/582779/2026 for a separate Modern Spaaces scheme on this corridor.
That is a real track record on the Sarjapur corridor. Here is the honest qualification: it is overwhelmingly an apartment track record, and this is a villa project. The developer's own published price tables cover six schemes, and all six are apartments.

A villa community is a different discipline from an apartment tower. Plot-level demarcation, individual services, private compound walls, road hierarchy across 36 acres, and the long tail of individual handovers are all different problems from stacking floors. Modern Spaaces has less registered history in this format than in the one it is known for. We state that neutrally. It is not a mark against the developer — many good apartment builders make the transition well — but a buyer should know that the corridor experience and the format experience are not the same asset, and only the first is well evidenced here.
We also decline to repeat some claims that circulate about this group. We do not publish a founding year, a project count, or corporate legal names we cannot stand behind from a primary source. What we can stand behind is the RERA registration history and the developer's own published material.
Where Urban Oasis is weak, unknown, or simply not there yet
Nothing has been granted. There is no signed certificate, no state file number and no MoEFCC file number on the record for Urban Oasis — the application is at the start of the approvals sequence, not near the end of it. The next section sets out what that actually means. There is no price either, which the pricing section below deals with in full.
The configuration table is marketing material, not a filing. Material in circulation describes 4 BHK villas of about 3,300 sq ft built-up and 5 BHK villas of about 4,200 sq ft, on plots given as a single 1,800 to 2,400 sq ft band for the project as a whole. None of that appears in the filing, which states only 477 villas, ground plus two floors and 11.0 m. Note in particular that the plot range is quoted once for the whole scheme and is not split by villa type, so nobody can currently tell you what plot size comes with which configuration. If a channel partner offers you that mapping, ask what document it comes from.
The amenity list in circulation is not this project's amenity list. The list attached to the material we have seen is verbatim identical to the list for an unrelated 1,352-home apartment high-rise elsewhere in the city. It contains nothing villa-specific. The only amenity the filing itself records is a club house. Treat everything else as unwritten until the developer publishes a schedule under its own name.
One derivation, and only one, is available on unit size. The filing's total built-up of 182,631.25 sq m divided by 477 villas gives 382.9 sq m, or about 4,121 sq ft of gross built-up per villa. That is an estimate from our own arithmetic and it is where the reasoning must stop. The PARIVESH figure is total covered construction across the whole scheme — it includes the club house, service and utility blocks, security structures, the STP and overhead tanks, porches and balconies. It is not the same quantity as a marketing "built-up area" for a single villa, and it cannot be used to work out how the 477 units split between configurations. Anyone using that division to tell you the project skews towards the larger villa is over-reading it.
The density question is worth asking, and worth not over-stating. If you take the circulating plot range at its lower bound, 477 plots at 1,800 sq ft each is 858,600 sq ft. The verified site is 36.08 acres, which is 1,571,645 sq ft. Plots alone would therefore occupy about 54.6 per cent of the site — our arithmetic, and an estimate, since the plot figure is unverified. That is tight but not impossible for a villa scheme, and it is tighter at the top of the range. Our reading is that the generous landscape percentage quoted in the circulating material most likely counts private open space inside the individual villa plots, which is ordinary practice in this format. We will not publish a road-allowance figure of our own, and we do not claim the numbers contradict each other — that conclusion would depend on assumptions we have not been given.
Rail is far, and there is no metro. Carmelaram at 9.56 km by road is the nearest railway station of any kind; Heelalige is 9.74 km by road. There is no operational metro station near this site, and no published alignment or station location that would let anyone tell you when there might be. Treat any metro promise attached to this address as speculation.
Serious hospitals are a distance away. Sri Lakshmi Multi Speciality Hospital is 2.70 km by road and is genuinely close. The large multi-speciality names most buyers have in mind — Narayana Hrudayalaya at 11.76 km by road, Sparsh at 11.56 km by road, Mazumdar Shaw Medical Center at 11.61 km by road — are all around eleven to twelve kilometres away. For routine care the location is fine. For an emergency at nine in the morning on a Monday, it is not close.
We cannot pin the site to the metre. The coordinate we publish, 12.86607, 77.74968, is the centre of the bounding box of the boundary file lodged with the government. The corners of that box are verified; the centre is our inference and carries medium confidence only. The box measures roughly 417 m by 701 m around a 14.6-hectare parcel, so the parcel fills about half of it, and the land is genuinely elongated east to west. Use the coordinate to find the neighbourhood, not the gate.
The regulatory stage: what "under examination" means for a buyer
The environmental application for Urban Oasis was filed on 7 August 2026 and is under examination. No Terms of Reference and no environmental clearance has been granted, and the project is not registered with the Karnataka Real Estate Regulatory Authority.
Being under examination means the state's expert appraisal machinery has the file and has not yet said yes. A Fresh ToR application is the first stage: the developer is asking for the terms on which it must study the site's environmental impact. Only after those terms are granted does the study happen; only after the study is appraised does a clearance become possible. Conditions attached at either stage can change a scheme — buffers around water bodies, tree cover obligations, STP capacity, construction phasing, traffic undertakings. None of those conditions exists yet for Urban Oasis, so nobody, including the developer, can tell you today exactly what the delivered project will look like.
There is a second implication that matters commercially. Timelines through this process are not in the developer's control. A pre-launch date given to you now is a hope, not a schedule. We do not publish a launch quarter or a completion quarter for this project, because no date on the record supports one.
Why the K-RERA position matters more than anything else on this page
Urban Oasis is not registered with the Karnataka Real Estate Regulatory Authority. Under Section 3 of the Real Estate (Regulation and Development) Act 2016, a project that falls in a registrable class may not lawfully be advertised, marketed, booked or sold until registration has been granted. A 477-villa scheme on 36.08 acres is comfortably inside that class.
The practical consequences for a buyer are specific, and worth spelling out rather than gesturing at:
- No registered project account. Registration is what forces the bulk of buyer collections into a separate account released against certified construction progress. Before registration, money you pay has no such ring-fence.
- No registered plans, no registered specification. After registration, the plans as filed, the specification and the amenity schedule sit on the authority's record, and material deviations from them carry consequences. Before registration, there is nothing lodged to hold anyone to.
- No registered completion date. The delay compensation machinery in the Act hangs off the date declared at registration. There is no declared date here.
- No registered carpet area. The Act's carpet-area definition and the pricing discipline that follows from it apply to a registered project. A pre-registration quote is not measured against it.
- Limited recourse. The authority's complaint mechanism is built around registered projects and registered agents. A dispute over a pre-registration payment is a civil matter, which is slower and more expensive.
An expression-of-interest campaign for Urban Oasis is live on the developer's own website. That combination — active interest-gathering alongside an unregistered project — is exactly the situation the Act was written to regulate, and it is the reason we say plainly what this microsite is: an information and enquiry resource for a scheme at the approvals stage. It is not a booking channel, and we do not take bookings.
The Yamare and Dommasandra location, traded off honestly
The parcel's revenue villages are Yamare and Dommasandra, both in Sarjapura Hobli, Anekal Taluk. Some material attaches Kommasandra to the address; that is not part of the postal or legal address, though Kommasandra is a real neighbouring village about a kilometre away and not something invented for a brochure. The correct address line is Yamare and Dommasandra Villages, Sarjapura Hobli, Anekal Taluk, Dommasandra Post, Bengaluru 562125.

Every figure above is road distance. We deliberately publish no single drive-time number, because on this corridor a free-flow minute count and a peak minute count differ by a factor that makes the average meaningless.
The trade-off reads like this. Daily life for a family — school, groceries, a local hospital, a lake to walk around — is well served inside four kilometres. Work is not. The two employment concentrations that most buyers on this corridor commute to, the Sarjapur and Outer Ring Road tech belt to the north-west and Electronic City to the south-west, are between roughly eight and thirteen kilometres away by road, on roads whose peak behaviour is the defining fact of the area. Buyers should also note that several destinations here are much further by road than they look on a map. Nambiar District 25 sits close enough to see on a map but is 4.45 km by road; Sarjapura Bus Stand is 7.06 km by road, nearly double its map separation; and Confident Square Mall is 3.63 km by road for what looks like a much shorter hop. Judge this location by its road figures only, and treat any straight-line number quoted to you as a distance with suspicion.
There is one further honest point about a 477-villa scheme on 36 acres in a village setting. The infrastructure that will carry it — the approach road, water supply, and the sewerage the STP will discharge into or reuse — is village and gram panchayat infrastructure being asked to absorb a township. That is a general corridor risk rather than a criticism of this project, and it is why the conditions attached at clearance stage will matter.
Pricing at Urban Oasis: what can be said, and what cannot
Modern Spaaces has published no price for Urban Oasis. Availability is pre-order and the honest answer to "how much" is on request.
We are aware of figures circulating on channel-partner pages. We have checked one of them and will not repeat its headline number, for two reasons. First, a channel-partner quote is not developer pricing, and on an unregistered project it is not measured against anything. Second, the same page describes an acreage and a villa count that do not match the filing's 36.08 acres and 477 villas, which means it may not even be describing this scheme.
Nor will we derive a price from the declared project cost of Rs 426.94 crore. A project cost declared to an environmental authority is a construction and infrastructure estimate, not a sale price; dividing it by 477 would produce a number that looks like a price, is not one, and would be repeated by someone as though it were.
The most useful honest anchor is the developer's own published rate table above, with one large caveat attached: all six of those projects are apartments. A villa on its own plot is a different product class and does not price off an apartment ladder, because land share dominates the cost rather than construction. Reading Soulace's apartment rate across to a villa would be a category error, and averaging its two rates into a single number to "corroborate" a figure from elsewhere would compound it.
For a villa scheme the honest unit of comparison is usually a per-villa all-in figure rather than a rate per square foot, and none exists for Urban Oasis yet. Until Modern Spaaces publishes one under its own name, treat any number quoted to you as a negotiating position rather than a price.
How Urban Oasis sits against its immediate neighbours
Nambiar District 25, 4.45 km away by road, is the closest villa-format comparable and the more useful reference for product class. If you are testing whether a large gated villa community works for your family, that is the scheme to walk before you commit to one that has not started.
Ventara Residences at Chambenahalli, promoted by Capstone Properties, sits in the immediate neighbourhood — we have not routed the road distance, so we give no kilometre figure. It is registered with K-RERA and its registered figures imply a rate in the region of Rs 9,006 to Rs 9,862 per sq ft. That is an apartment reference on this corridor, and it is useful mainly as evidence of where registered pricing sits nearby, not as a guide to what a villa here should cost.
One further clarification, because the two are easily confused: Modern Spaaces has a second scheme in the same batch on this corridor, an apartment development of a very different shape — a single high-rise on a small site. It is not a phase of Urban Oasis and not an alternative on the same masterplan. They are separate projects with separate filings.

None of these makes Urban Oasis a bad project. They make it an early one, and early carries a specific, listable set of exposures rather than a vague sense of risk.
Who Urban Oasis suits, and who should wait
It may suit you if you already live on or know the Sarjapur and Dommasandra corridor and are comfortable with its road behaviour; you want a low-rise villa in a large gated community and are prepared to wait years rather than months; school proximity is the deciding factor in your household; you are buying to live rather than to exit within a short horizon; and you have the legal support to do your own title and approvals diligence rather than relying on a brochure.
It does not suit you if you need to move within a defined period; you are dependent on a home loan release schedule that requires a registered project; you want the protections of RERA registration from day one; your commute is to a location where the peak-hour road burden would be intolerable; you need a fixed price and a fixed specification before you commit; or you are buying primarily for a short-term resale, where an unregistered pre-launch is the least liquid position available.
Questions to put to Modern Spaaces before any payment
- Has the Terms of Reference been granted, and can you show the signed instrument rather than a portal screenshot?
- When will the project be registered with K-RERA, and will you put the registration in writing as a condition of any payment?
- What exactly is being collected at expression-of-interest stage, on what terms, and is it fully refundable in writing?
- Which plot sizes attach to which villa configuration, and against which document?
- What is the amenity schedule under the developer's own name, and how does it differ from the list currently circulating?
- Under which entity will the sale agreement be executed — Modern Spaaces or M/s Urban Oasis — and who signs?
- Which villa projects has the group completed and handed over, as distinct from apartment projects?
The verdict on Urban Oasis, stated plainly
Urban Oasis is a credible scheme at an early stage, from a developer with a real and checkable corridor record, on land that is already assembled and converted, in a location whose school access is its outstanding feature. Those are genuine strengths and we would not talk anyone out of them.
But the regulatory position is the weakest a serious buyer will encounter. The environmental application is under examination and nothing has been granted. There is no K-RERA registration, and therefore none of the protections that registration brings. There is no published price, no verified configuration table, and no amenity schedule that belongs to this project rather than to someone else's. An expression-of-interest campaign is running against all of that.
The rational position, in our view, is to watch this one closely rather than to commit to it. Register your interest if you want to be told when things change; walk the corridor and the neighbouring villa communities in the meantime; and hold your money until the Terms of Reference is granted and, more importantly, until the project is registered with the Karnataka Real Estate Regulatory Authority. If the developer is confident in Urban Oasis, those milestones will arrive, and a buyer who waits for them gives up very little except the chance to have been early. Being early on an unregistered project is not an advantage a buyer can enforce.

Six things, in this order. One: a Karnataka RERA registration number for this project, checked on the authority's own portal, not on a brochure. Two: the environmental position — whether Terms of Reference have been issued and whether clearance has followed, both traceable against proposal SIA/KA/INFRA2/587993/2026. Three: the layout consent from the planning authority, as a document. Four: title across all 25 survey numbers, including the joint-development component, through your own advocate. Five: the identity of the entity you would contract with — M/s Urban Oasis is the promoter of record, and you should know exactly whose name goes on your agreement. What amenities will Urban Oasis have?
One is on the record: the filing accounts for a club house within the 182,631.25 sq m of built-up area. Everything else in circulation should be treated with care. The amenity list attached to the client brief for this project is boilerplate — it is word-for-word identical to the list supplied for an unrelated 1,352-home apartment high-rise elsewhere in the district, and contains nothing specific to a villa community. This site does not publish it as the project's amenity schedule. The brief's sustainability items — rainwater harvesting, groundwater recharge, treated water reuse for landscaping and flushing, solar generation, and topsoil and construction-waste reuse — read as environmental-filing commitments and are plausible, but they are uncorroborated and are treated as such.
What khata will an Urban Oasis villa carry, and what about property tax?
We do not know, and we will not guess. What the record does say is that the land was assembled through sale deeds, a joint development agreement and exchange deeds, and that conversions were obtained — conversion being the step that takes agricultural land into a non-agricultural class. What the record does not say is what khata class the individual villa plots will eventually carry, which panchayat or municipal body will assess them, or what the property tax position will be. Those follow from the layout consent and the registration that have not yet happened. When you enquire, ask specifically and in writing: which authority will issue khata, in what form, and at what stage of the sale.
